This pair of warehouses was a joint design-and-construct venture between Swanbury Penglase and Axis Constructions, built speculatively to challenge the standard of office/warehousing in the light industrial area of Somerton Park.
Using a standard residential allotment, the plot ratio was maximized to create generous volume warehouse spaces with a flexible office space forming an architectural statement on the front, ample car parking and a shared driveway.
Tilt-up concrete construction was applied to the main floor area with articulated cladding on steel framing to the front. Passive solar design principles were applied to the office space to reduce heat load along with rainwater detention on site.
High demand for this premium product enabled both tenancies to be sold quickly, proving that good design is sought after even in a light industrial back street.
